[Guide] Introducing the HM Properties GUI

Hello Miners!

Alongside the companies and industries update, I am excited to share the new properties GUI! In essence, this is every property genuinely for sale or for rent, in one browser, with the city, the price and the rent period on the listing before you commit to anything. No asking in chat and hoping. Players can list their properties in this new GUI!

/property

Browsing

The filter at the bottom cycles All, For Sale and For Rent. Listings carry a category - mansion, skyscraper, house, apartment, plot or other - and the city they are in.

Click a listing to view the property. Depending on how the server is set, that either drops a waypoint on your action bar and lets you walk there, or takes you straight to the door.

Rent first if you are new. It is cheap, it is reversible, and it buys you time to work out which city you actually want to live in. Buying first is how people end up owning a house three worlds away from everyone they know.

Listing your own

/property list <region> <category> <private|company> <city...>
/property unlist <region>

You have to be the region’s landlord. The system checks that against the region itself rather than taking your word for it, so a listing on the board is a listing that is genuinely available.

List as private and it is yours. List as company and it belongs to your real estate agency, which is how you take other people’s property to market.

Renting and buying

All of it runs on the same region signs at the door that you already use, so paying for a house works exactly the way you expect.

What sits on top is that the transaction counts. A sale or a rental credits the agency that listed it, and that is what makes real estate a trade rather than a hobby.

Rent is charged per period and lapses if unpaid - a tenant who wanders off stops paying and the property comes back to you.

Running an agency

/reco register <id> <name>

An agency lists property on other people’s behalf and takes the commission. It is the one industry where your product is other players’ patience.

Your tier tracks what you have listed, sold and rented, separately. A broker who lists a hundred properties and closes none will not climb - the ladder is built to reward finishing deals rather than papering the board.

Worth knowing: viewings count too, and they are worth more than you would guess. Showing people around is the cheapest thing you can do in this trade and one of the most rewarding. Put your listings where people will look at them.

Tracking

Viewing a property puts it on your action bar with an arrow and a distance. /property untrack clears it. You are not locked into anything by looking.
